Mortgage Protection Insurance in Arlington, Sized to Your Loan

We arrange life coverage sized to your loan balance and the years remaining, so your family can stay on top of the mortgage if you die. The benefit is paid to your family, not your lender, and the next step is their call.

What Mortgage Protection Actually Is

Mortgage protection insurance is life coverage designed around a single figure: your mortgage balance. Usually it's term coverage with a length that matches the years left on the loan. If you die during that time, your beneficiary gets the benefit and can pay off the loan, keep up the monthly payments or use some of it for other bills.

Your lender may require private mortgage insurance, or PMI, but that coverage protects the bank if you default. Credit life, sometimes offered at closing, pays the lender. The policy we help you set up is the opposite: you choose the beneficiary, most often a spouse, partner or children.

The ideal time to set it up is shortly after closing or refinancing, when the loan figures are current and your health is what it is now. Doing it then locks in the premium before anything changes.

What We Cover When We Set Up Your Policy

  1. 01

    Reviewing your loan

We look at your balance, interest rate, remaining years and full monthly payment with escrow. Texas property taxes make up a sizable part of most escrow payments, so we include them.

  2. 02

    Level versus decreasing

Decreasing coverage shrinks along with your balance and usually costs less. Level coverage stays the same, so as the loan gets paid down, the difference becomes extra money for your family. We show both together so you can compare.

  3. 03

    Picking a beneficiary

We talk through who should get the benefit and add a backup. If minor children are part of the picture, we explain how naming them directly can slow things down.

  4. 04

    Riders, explained

Some carriers offer riders that pay part of the benefit early for a terminal or critical illness, or help with payments after a disability. We explain what each one covers and how much it adds to the monthly cost. You decide whether to add any.

  5. 05

When two people are on the loan

If the loan has two borrowers, we compare two separate policies with one joint policy and explain what happens under each.

Signs It's Time to Look at Mortgage Protection

  • You recently closed or refinanced

Your closing documents show exactly what you owe and when the last payment is due. We build coverage around those two figures, and they're never easier to pull up than now.

  • Your paycheck covers most of the payment

When the mortgage leans mostly on your income, your family would feel its loss first. Coverage matched to the loan fills that gap.

  • Work provides your only life coverage

Group life through an employer is often one or two times your salary and usually ends when you change jobs. That can leave you far short of your loan balance.

  • Mail offers keep arriving

Right after closing, many buyers get official-looking mortgage protection letters. We can review what's being offered and compare it with other choices before you sign.

  • Your children are young

When kids rely on staying put for school and routine, keeping the mortgage covered matters even more.

How Setting Up Your Policy Works

  1. 1

    Talking it over by phone

You share details about your loan, family and budget. We ask some health questions to know which carriers are worth comparing.

  2. 2

    Options compared

We return with a short list of policies showing coverage amount, term length and monthly premium. You'll see which choices change the price and which don't.

  3. 3

    Applying and underwriting

Based on the carrier and amount, you may take a quick paramedical exam or just answer a health questionnaire. We tell you beforehand which path you'll follow and how long a decision usually takes.

  4. 4

    Policy delivered, beneficiaries checked

After approval, we review the final policy with you, verify each beneficiary name and confirm the start date. If you refinance or sell down the road, call us and we'll check whether the policy still fits.

What Moves the Price of Mortgage Protection

Your premium depends mostly on you and on the loan you are protecting. We explain each factor before you apply, so the number on your policy is not a surprise. Locking in coverage earlier, while you are younger and healthier, usually keeps the cost lower for the life of the policy.

Age and health
Carriers price by age at application and by health history. Tobacco use makes a large difference.
Loan balance and term length
Protecting a bigger loan, or protecting it for more years, raises the premium. We match both to your actual mortgage so you are not paying for coverage you do not need.
Level or decreasing benefit
Decreasing coverage is usually less expensive. Level coverage costs more but leaves your family more money later in the loan.
Riders you add
A rider that pays out for disability or a critical illness raises the monthly cost, and so does one that refunds your premiums at the end of the term. Some clients find them worth it, while others skip them.

Mortgage Protection Questions We Hear Often

I already pay PMI. Isn't that enough?

No. PMI pays your lender if you default on the loan, and your family receives nothing from it. Mortgage protection life insurance pays the person you choose if you die. You can carry both, and neither replaces the other.

Is the benefit paid to my mortgage company?

Not on the policies we arrange. The benefit goes straight to your beneficiary, who can pay off the loan, keep up the payments or put part of it toward other needs. Your family makes that decision.

Would plain term life be better?

Sometimes, particularly if you also want to cover income, childcare or college. Mortgage protection is a narrower form of term life. We can show you both, and our Term Life Insurance page covers the broader choice.

What if I refinance or sell the house?

The policy belongs to you, not the loan, so it doesn't end when the mortgage changes. If a refinance raises the balance or lengthens the term, we can see whether more coverage makes sense. If you sell, you can keep the policy or drop it.

Can I qualify with a health condition?

Often you can. Some carriers are more lenient with conditions such as high blood pressure or diabetes, and some policies require no exam. We'll be straight with you about which choices are realistic.
